Exterior remodeling in Sun City West, AZ

Sun City West exterior remodeling and your lot's CC&Rs

Sun City West has more than 100 different CC&Rs, so there is no single rulebook for the whole community. According to the Recreation Centers of Sun City West, the CC&Rs cover storage buildings, gazebos and pergolas, building and remodeling, and walls and fences. The Recreation Centers leave it to each owner to know the set for their property, and the CC&R department will send you a copy if you ask by email.

The department acts on complaints instead of patrolling, so a pergola that breaks your CC&Rs may not be flagged until someone files one. Read yours before you plan the project.

HOAs inside the community

Some neighborhoods also have their own HOA, which may look after roofs or outside landscaping. Those HOAs range from a few houses to 180 units. An HOA can set stricter rules than the lot CC&Rs, though not looser ones, so ask it before changing anything outside. Where the HOA handles roofs, work at the roof edge may need its sign-off too.

Work that fits

Even the newest houses here are close to thirty years old, which is long enough for painted fascia and patio beams to need attention. We build aluminum patio covers and alumi-lattice, wrap eaves with soffit and fascia, and do roofing details at the edge, like bird block and drip cap. Walk us around the whole outside on one visit, and every item can be priced at once. For examples, browse the gallery.
